Michelle Ward
Interim Executive Director

Michelle Ward was appointed the Interim Executive Director of the Mattapan Community Development Corporation (Mattapan CDC) on May 1, 2011.

Prior to joining Mattapan CDC in February 1999, Michelle served in many capacities at Putnam Investments in Braintree, MA.  During her 15-year career with Putman Investments, Michelle realized advancing the corporate ladder was not satisfying an innate need to be part of the solution in the community process of advancement within her community.

In 1999, Michelle accepted the position of Office Manager at the Mattapan CDC and since that time, has worked closely with its Executive Directors and Board of Director's both as an administrator and advisor.
She has also served as liaison to the Mattapan community including area residents, businesses, organizations and other stakeholders; fostering long-term relationships and partnerships.

She has also led mobilization efforts to build Mattapan CDC's membership; created and implemented community events and programs, such as, business education and home buying seminars.

Michelle's allegiance and commitment to the residents, and the CDC, is unprecedented. Highly respected by city, state and federal agents of community development, Michelle is professed to be the quiet, hidden force behind the Mattapan CDC. The community's embracement of Michelle has provided the CDC with a strong foundation and committed base of supporters.

Over the past decade, Michelle has volunteered in the community. Some of Michelle's current volunteer activities include serving as Board Vice President for the East Street Condominium Association, the St. Patrick School Parent Council, and a committed supporter of the Alliance for Lupus Research and the Multiple Sclerosis Foundation walkathons. She was a former foster parent.

Michelle is a native of Boston and currently resides in the city with her two sons.



Philip E. Brown

Director of Real Estate Development

Phil BrownPhilip E. Brown has been the Director of Real Estate Development for Mattapan CDC since 2008.  In that capacity, he directs the activities of the Real Estate Development Department including managing all phases of real estate development projects. He is responsible to develop and maintain a pipeline of real estate projects, including search new deals, site assessments, feasibility analysis, assembling the development team, completion of acquisition and sales, obtaining financing, managing construction, and project financial management. He also supervises Mattapan CDC’s existing portfolio of 119 affordable rental housing units.

Prior to joining Mattapan CDC, Mr. Brown was Manager of the Senior Vacant Unit Initiative (SVUI) at Nuestra Comunidad Development Corporation.  Before Nuestra, Mr. Brown served as Senior Lending Officer for GMAC Mortgage in their Quincy office. 

Mr. Brown brings over 20 years banking and real estate experience, including positions as Vice President Mortgage Origination for a local community bank and Vice President Strategic Planning and Banking Officer for a global financial services firm.  As a private developer, Mr. Brown has acquired, renovated, and resold the condominium project located at 35 Elmore St, Boston.

Mr. Brown earned an MBA from Columbia Business School and a BS in Management from Fisk University.  Mr. Brown has served on the boards of several organizations, including the Newton History Museum, the United Negro College Fund, ArtsBoston, MSPCC, and the Sportsmen’s Club of Greater Boston.
